The listings are real. So are the numbers.
Real hosts we work with, their live Airbnb listings you can open yourself, and their own numbers straight from the Airbnb panel.
Vila Loop
A 5 chalet complex with demand rising but the calendar 96% empty. Instant Book was off, three of six pricing levers were unused, there was no guest messaging, and the listings had real gaps: 0 beds set, empty description sections, no host bio. The 5★ rate had slipped to 39%.
Completed all five listings, turned on Instant Book, set up a four contact guest message flow, switched on the unused discounts, opened the calendar to monthly stays, and put the daily cleaning and WiFi details on the listing.
Before and after
Baseline from the June 2026 diagnostic, taken from the host's Airbnb panel. Every value in the after column is a change we shipped, not a projection.
Year over year
From the host's own Airbnb panel, the same month last year against this year. We have been optimizing since the June 2026 diagnostic.
Los mellis róga
A brand new whole house with a pool that almost nobody in the area offers, but the calendar is empty and the listing is barely optimized. Response rate sits at 88% and replies take a few days, the title is just the property name with no search words, the description has empty sections, there are only 11 photos with a single bathroom shot that still has personal items in view, no automated messaging, and the new listing promotion and most discounts are switched off. Four months in with 0 reviews.
Turn on notifications and answer every enquiry within 24 hours to clear 90%, rewrite the title to lead with the pool, activate the new listing promotion, set up a four message guest flow, declutter and reshoot the bathroom and add the missing photos toward twenty, complete the description, and switch on the weekly and last minute discounts to fill the first stays.
Now and next
Baseline from the August 2026 diagnostic, taken from the host's Airbnb panel. The right column is what we would change first, not a result yet. This listing is new, so there are no year over year numbers to show.
Where it stands today
The current picture from the host's own Airbnb panel, August 2026. A new listing with a strong base, the levers above are what we would change first to turn it into bookings.
Angel's Nest
What we found
A listing six months old that has earned the reviews but not the bookings. Superhost and Guest Favourite inside half a year, 4.93 over 14 reviews. And underneath that, 17 bookings and 45 nights across six months, with months that swing for no clear reason. Lead time is just as erratic, 44 days in March, then 4.3 in July. And the calendar only opens two months out — past that window everything is closed, so the guests who plan a Meteora trip properly cannot book at all. Location is the best-rated subscore, yet nothing in the listing explains what that central position buys a guest.
What we would change
Finish the listing and use it to sell the location: the neighbourhood, what is walkable, the monasteries and trailheads, how to get around, and where to park. Set the sleeping arrangements and complete the accessibility features. Build a guidebook, rebuild the photo set, verify the WiFi. Then open all 365 days instead of stopping two months out, add seasonal pricing, switch on the discounts, and move the short-stay policy from Moderate to Flexible.
Now and next

What the host asked
The diagnostic came back with eleven questions from the host, and most of them circled the same worry: the listing is good, the reviews are good, so why is the calendar empty? Four of them, and the short version of what we told him.
