Why your new Airbnb listing isn't getting booked, and the promotion most hosts skip

A new listing has no reviews and no booking history, which is most of what Airbnb's search looks at. The new listing promotion is the fastest way out, and Airbnb's own numbers are bigger than most hosts expect.

Quick answer: A new Airbnb listing usually appears in search within 24 hours, and Airbnb says it can take up to 72. After that, the problem is rarely that guests cannot find you. It is that you have no reviews and no booking history yet, and those are two of the four things Airbnb says its search looks at. The new listing promotion gives guests 20% off your next three bookings. Airbnb's published figures say listings that used it got more than 70% more bookings, almost 65% more nights booked and around 40% more earnings in their first three months, and were much more likely to get a first review.
First, check the simple explanations
Before you assume it is a ranking problem, check three things.
It has not been 72 hours yet. Airbnb says listings are usually visible within 24 hours, and can take up to 72.
Your calendar is blocked. If the dates you are searching are not open, your listing cannot appear for them. Usually it is a minimum stay setting, or a sync from another platform.
You are searching the wrong way. Airbnb says every guest sees different results, based on their filters, their booking history and other things. So your own search proves nothing. Check your views instead, in Today > Menu > Insights > Views.
If all three are fine, guests can see your listing. They are just choosing someone else.
The real problem with a new listing
Airbnb publishes the four things that most affect search results: quality, popularity, price and location.
Quality includes your reviews. Popularity includes what guests do with your listing, such as booking it, messaging you, or saving it to a wishlist.
A new listing has neither, and not because you did anything wrong. You simply have not had guests yet. That is the honest reason new listings struggle.
Airbnb says its algorithm is built to help new listings show up well in search. But it does not publish how long that help lasts, or how strong it is. So treat any exact number you read about a "new listing boost" as a guess.
You cannot create reviews out of nothing. You can make the first bookings arrive sooner, and that is what the promotion is for.
What the new listing promotion actually does
It is an optional 20% discount for guests, applied automatically to your next three bookings.
Airbnb publishes what happened across all new listings worldwide in 2025. Listings that used the promotion saw, in their first three months:
more than 70% more bookings
almost 65% more nights booked
around 40% more earnings
more than 50% of them got at least one review, compared with about 35% of listings that did not use it
nearly twice as many reviews
Look at the earnings line again. A 20% discount that ends with around 40% more earnings is not really a discount. You are paying 20% to bring bookings and reviews forward, and Airbnb's data says that trade paid off on average.
The review line is the one that matters most, because reviews build on themselves. Reviews feed quality. Quality helps your ranking. A better ranking brings more bookings, and those bookings bring more reviews. Getting your first review sooner is worth more than the 20% it cost you.
The details that people miss
Who can use it. Your listing needs fewer than 3 bookings, and Smart Pricing must be switched off.
It counts from today, not from zero. The discount applies to your next three bookings after you switch it on. If you already have 2 bookings, it applies to bookings 3, 4 and 5.
It does not stack. It replaces. If more than one discount could apply to the same stay, the new listing promotion replaces the others. So if you have a weekly discount and a guest books seven nights, they get the 20%, not your weekly rate. Check which one is bigger before you assume this is good news.
Guests can see it. Airbnb shows it as a line on the price breakdown, a message on your listing page, a place in the emails it sends guests, and a crossed-out price in search results. Worth knowing: Airbnb says this is the US experience, and some of it, including the crossed-out price, may not show in every country.
You can stop at any time. There is no commitment.
The RGA view
Use it. On a new listing, in almost every case, use it.
But read Airbnb's numbers the way you would read any company's marketing numbers. They come from Airbnb's own data, and they compare hosts who chose to switch the promotion on against hosts who did not. Hosts who switch on a promotion in their first weeks are probably also the hosts writing better titles, adding more photos and replying faster. So part of that 70% is the promotion, and part of it is the type of host who uses it.
Expect the direction to be right and the numbers to be a little too good. It is still the cheapest thing you can do on day one, and the alternative is sitting at full price with no reviews, waiting.
Three things to do alongside it, because the promotion cannot do them for you.
Open your calendar wider than feels comfortable. Airbnb says that more available dates, and more flexibility on length of stay, make a listing more likely to match a guest's plans. A tight minimum stay on a listing with no track record is the most expensive setting in hosting.
Fix what you control on day one. Your photos, your title and your amenities all feed the quality factor, and none of them need a single guest. Our free title generator and amenities checklist are a good start. If you want a full Airbnb listing optimization checklist for your own listing, ranked in the order worth fixing, that is what the Listing Diagnostic gives you.
Treat your first five reviews as the asset they are. Airbnb says ratings and reviews feed the quality factor. But the bigger reason is simple maths. One 4 star review after three 5 star ones gives you 4.75. The same 4 star review after fifty 5 star ones leaves you at 4.98. Your first reviews set an average that later reviews can barely change. That makes the discounted stays the worst ones to get wrong. Do not try out a new cleaner on them. Do not launch in the middle of building work. Reply to messages faster than you ever will again. The promotion brings those guests to you sooner. What they write afterwards is what you are really buying.
That is a sensible Airbnb launch strategy in one line: remove the obstacles, bring the first bookings forward, and protect the reviews they produce.
Frequently asked questions
What is the Airbnb new listing promotion?
An optional 20% discount for guests, applied automatically to your next three bookings. It is designed to help new listings get their first bookings and first reviews faster.
Who is eligible for the new listing promotion?
Listings with fewer than 3 bookings, with Smart Pricing switched off.
Does the new listing promotion actually work?
Airbnb publishes figures for all new listings worldwide in 2025. Listings that used it got more than 70% more bookings, almost 65% more nights booked and around 40% more earnings in their first three months, and were roughly twice as likely to collect reviews. These are Airbnb's own numbers, comparing hosts who switched it on against hosts who did not, so treat the direction as reliable and the exact size with some caution.
Can I combine the new listing promotion with other discounts?
No. If more than one discount could apply to the same stay, the new listing promotion replaces the others instead of adding to them.
What happens if I already have one or two bookings?
The discount applies to your next three bookings from the moment you switch it on. With 2 bookings already, it would apply to bookings 3, 4 and 5.
Can I turn the new listing promotion off?
Yes. There is no commitment and you can stop at any time.
Why is my new Airbnb listing not showing up in search?
Check the 72 hour window first, then your calendar for blocked dates, then whether you are searching with the same dates, guest count and filters a real guest would use. Your own searches are personalised, so they are not a reliable test.
Is there a new listing boost on Airbnb?
Airbnb says its algorithm is built to help new listings show up well in search. It does not publish how long that lasts or how strong it is, so any exact number you read about the length of a new listing boost is an estimate, not an Airbnb figure.
Launching a listing and want it right the first time?
Your first three months set the reviews and the ranking you live with afterwards. The Listing Diagnostic reads your listing the way Airbnb does and ranks what to fix.
